The dark streaks on Florida roofs are algae, mostly a species called Gloeocapsa magma, which spreads easily in our heat and humidity. Along with moss and lichen, it holds moisture against the roof, makes a home look older than it is and can shorten the life of the shingles.
Pressure washing is the wrong tool for a shingle roof. The Asphalt Roofing Manufacturers Association advises that high-pressure washing should not be used to remove algae, because it can knock loose the granules that protect shingles from the sun. That's why we soft wash: the cleaning solution does the work and a gentle rinse carries it away. Concrete and clay tile roofs, which are everywhere in Volusia and Flagler counties, get the same gentle treatment, because high pressure can wear down the surface of the tile and drive water underneath it.
Right after cleaning the roof looks much better, and any remaining staining keeps fading over the following days as rain rinses away the dead growth.

Will roof cleaning damage my shingles?
Not when it's done by soft washing. We use low pressure and let the cleaning solution kill the algae, so there's no high-pressure water to strip the protective granules off your shingles.
Do you clean tile and metal roofs?
Yes. Most of the roofs we clean around Ormond Beach are concrete or clay tile, and we clean metal roofs too. Each one gets a low-pressure soft wash suited to the material.
How long does a roof cleaning last?
It depends on shade, trees and how close the house is to water, but a soft-washed roof usually stays clean for years, not months, because the treatment kills the growth instead of just rinsing the surface.
